Shower Glass Across a Big City
Shower doors in San Jose cover a lot of ground, literally. The city counted 342,037 housing units in the 2020 census, and they range from late 19th and early 20th century houses in Naglee Park, the Rose Garden and Willow Glen to the tract homes built during the postwar annexation boom and the apartments and condos that followed. We measure, supply and install frameless, semi-frameless and sliding glass across that range.
The annexation-era bathroom
Under City Manager A. P. "Dutch" Hamann, from 1950 to 1969, San Jose annexed property 1,389 times and grew from 17 to 149 square miles. Population went from 95,280 in 1950 to 459,913 in 1970. That much building in two decades left a huge number of homes with the same basic bathroom: a tub-shower combination in a tiled alcove, often with an aluminum-framed slider that has long since corroded at the track.
For these bathrooms we usually suggest one of three upgrades: 1. A frameless sliding system on a single top rail, which removes the bottom track where soap scum collects 2. A fixed tub screen with no door, for households that do not need full splash protection 3. Converting a tub to a walk-in shower with a frameless door and panel, which is a bigger remodel and does involve a permit
The 22-inch opening and other city rules
San José's Bulletin #274, dated August 2025, sorts kitchen and bath work into three levels. Cosmetic work such as tile, paint and replacing faucets or toilets does not need a permit. A minor remodel, with several fixtures replaced but nothing moved and no wall changes, needs a permit but no plans and can be bought online at SJPermits.org. A major remodel, where walls or framing change or fixtures move, needs plans and plan review.
Two lines in that bulletin matter directly to glass. Shower doors must open with at least a 22-inch unobstructed opening, and a shower pan must be at least 1,024 square inches with a 30-inch minimum finished dimension. When we design a door for a narrow stall, we plan the hinge side, door width and fixed panel so the clear opening meets that 22 inches. Rough inspections apply to tub and shower work under a permit, so if your project includes new valves or a new pan, the glass goes in after that work passes.
Hard water in much of the city
San Jose Water, whose service-area map covers San José along with Campbell, Cupertino, Los Gatos and Saratoga, publishes hardness by source in its water quality report. Its groundwater averages 288 ppm, with a range of 175 to 451 ppm, roughly 16.8 grains per gallon on average. Imported Valley Water surface water averages 99 ppm and local mountain surface water 151 ppm. Valley Water's scale treats anything over 180 mg/L as very hard. Some parts of San José are served by other water retailers, so check your bill. If your house is on a groundwater-heavy supply, ask us about protective glass coatings and finishes that disguise mineral spots.

San Jose Details Worth Knowing
- Built out in two decades. Between 1950 and 1969 San Jose annexed property 1,389 times, growing from 17 to 149 square miles, and its population rose from 95,280 in 1950 to 459,913 in 1970.
- Minimum door opening. San José Bulletin #274 (August 2025) requires shower doors to open with a minimum 22-inch unobstructed opening and shower pans of at least 1,024 square inches.
- Three permit levels. The same bulletin treats tile and fixture swaps as cosmetic with no permit, allows minor bath permits online at SJPermits.org without plans, and requires plan review when walls, framing or fixture locations change.
- Groundwater hardness. San Jose Water's water quality report lists groundwater hardness at an average of 288 ppm (175 to 451 ppm), versus 99 ppm for Valley Water surface water.
- Long-term residents. Census estimates for 2020 to 2024 show 55.8% of San Jose homes owner-occupied, a median owner-occupied value of $1,233,200, and 88.2% of residents in the same house a year earlier.

San Jose Questions
Is my narrow San Jose shower too small for a hinged glass door?
Not necessarily. City Bulletin #274 calls for a minimum 22-inch clear opening on shower doors. We lay out the door and any fixed panel so the opening meets that, and if a hinged door can't, a sliding door may be the better choice.
Do I need a San José permit to replace my tub slider?
Swapping glass on an existing tub is usually treated like a fixture replacement. If you are also replacing valves or several fixtures, the city considers that a minor remodel that needs a permit, which can be purchased online at SJPermits.org. Moving fixtures or walls makes it a major remodel with plans.
Can you work on older homes in Willow Glen or Naglee Park?
Yes. Older houses often have plaster walls, original tile and openings that are out of square, so we measure carefully and check what the walls can hold before choosing hinge locations.
How do I reduce mineral spots on San Jose glass?
Squeegee after each shower, ask about a factory-applied protective coating, and avoid abrasive pads. Groundwater in San Jose Water's system averages 288 ppm hardness, so a little daily care saves heavy scrubbing later.
