One City, Three Kinds of Bathroom
Shower doors in Redwood City have to fit a wider spread of housing than most Peninsula towns. The city incorporated in 1867, the first in San Mateo County to do so, and has been the county seat since 1856. Since then it has added hillside streets, postwar tracts and an entire planned community built on reclaimed bay land. The bathroom you have depends a lot on which of those you live in, and so does the glass that makes sense for it.
Downtown and the older grid
Neighborhoods such as Stambaugh Heller, Mt. Carmel, Central and Palm hold some of the oldest housing stock in the city. Bathrooms here are often small, walls are rarely perfectly plumb, and many still have the original tub with a curtain rod. A tub glass door or a fixed tub panel is usually the easiest upgrade in these rooms: no demolition, no change to the plumbing, and the glass is measured to the tub deck and walls as they actually are, not as the plans say they should be.
Redwood Shores
Redwood Shores was built in the 1960s on bay marsh that had been used for salt evaporation ponds, and today it is a mix of homes, townhomes, condos and apartments. Many of those units have the builder-grade framed sliders they came with. When the rollers wear out or the bottom track corrodes, owners usually choose between a new sliding shower door with exposed rollers or a step up to a semi-frameless design. If you live in a condo, check your HOA rules on contractor hours and parking before we schedule.
Hillside streets and Emerald Lake Hills
Up toward Farm Hills, Eagle Hill and the unincorporated Emerald Lake Hills area, homes tend to be larger and more varied. Emerald Lake Hills began in the early 1920s as summer homes for San Franciscans and shifted from a vacation area to a residential neighborhood after World War II. Bathrooms that have been opened up during a remodel are good candidates for frameless shower doors and full shower enclosures, where heavier 3/8-inch or 1/2-inch glass and minimal hardware let the tile carry the room.

- Shower door repair: rollers, hinges, sweeps, seals and full replacement
Water and glass care
Redwood City runs its own water utility. It buys its drinking water from the San Francisco Regional Water System through 13 meter connections, and it delivers recycled water separately for landscape and industrial use. SFPUC's 2025 regional report shows hardness averaging 62 ppm, which is on the soft side. That helps, but glass still collects soap film and mineral spots from any tap water. A squeegee after each shower and a factory-applied protective coating keep cleaning simple.
Renting or owning
About 48.6% of Redwood City homes are owner-occupied, so many bathrooms belong to landlords and property managers. For rentals we often suggest sturdy framed or semi-frameless doors with parts that are easy to source, and we can quote repairs between tenants. Owners planning to stay put tend to choose frameless glass.

Redwood City Facts That Affect Your Bathroom
- First city in the county. Redwood City incorporated on May 11, 1867, the first city in San Mateo County to do so, and it has been the county seat since the county was formed in 1856.
- Redwood Shores on reclaimed bay land. Redwood Shores was built in the 1960s on reclaimed bay marsh once used for salt evaporation ponds. It now holds homes, townhomes, condominiums and apartments.
- A city-run water utility. Redwood City Public Works serves more than 24,000 customers, including parts of San Carlos and Woodside. Its drinking water comes from the San Francisco Regional Water System, and recycled water supplied about 6% of total use in FY 23-24.
- Soft-leaning regional water. SFPUC's 2025 regional water quality report lists hardness from 8.1 to 112 ppm with an average of 62 ppm, and total dissolved solids averaging 117 ppm.
- More renters than owners. Census estimates for 2020 to 2024 put Redwood City's owner-occupied rate at 48.6%, with a median owner-occupied home value of $1,801,700 and 86.1% of residents in the same house a year earlier.

Redwood City Questions
Can you fit a glass door on the original tub in an older downtown Redwood City home?
Usually, yes. Older tubs and walls are often out of square, so we measure each side and order glass to those numbers rather than a stock size. If the walls lean more than a frame or hinge can absorb, we explain the options, such as a fixed tub panel instead of a full door, before you commit.
My Redwood Shores condo has a framed slider that sticks. Repair or replace?
If the glass is sound and only the rollers or guides are worn, a repair is often enough. If the track is corroded or the frame is bent, replacement usually makes more sense. We look at it and quote both when both are realistic.
Is Redwood City water hard on shower glass?
The SFPUC water Redwood City buys is relatively soft, averaging 62 ppm hardness in the 2025 regional report. Spotting is milder than in hard-water areas, but soap film still builds up. A daily squeegee and a protective coating go a long way.
Do you work in Emerald Lake Hills and other unincorporated areas near Redwood City?
Yes. We serve both the city and the unincorporated neighborhoods around it. Steep driveways and narrow streets can affect how we carry large panels in, so let us know about access when you book.
