Old Walls, New Glass
Shower doors in Palo Alto often go into houses that were built long before frameless glass existed. Wikipedia notes that homes north of Oregon Expressway were mostly built in the first four decades of the 20th century, with some from the 1890s, while many homes south of it went up in the first 20 years after World War II. Those two eras produce very different bathrooms, and we plan the glass around which one you have.
North of Oregon Expressway
The Professorville historic district, bounded by Kingsley, Lincoln and Addison avenues with Ramona, Bryant and Waverley as cross streets, includes many residences from the 1890s. Houses of this age, here and in the rest of the older north side, have usually been remodeled more than once. Walls drift out of plumb, floors settle and tile is often laid over older tile. Frameless glass is unforgiving of that, because the panel shows every gap. We often suggest:
- A semi-frameless door whose wall channel can take up small variations
- Custom-cut fixed panels scribed to the actual wall line
- A tub glass door in a clawfoot-era bathroom that was later converted to a built-in tub
If the house is in a historic district, exterior changes may be reviewed by the city. Shower glass is an interior item, but ask the planning staff if your remodel goes beyond the bathroom.
South of Oregon Expressway
Joseph Eichler built almost 3,000 homes in Palo Alto. Eichler bathrooms are known for compact footprints, post-and-beam ceilings and walls that may not offer the blocking a heavy frameless hinge needs. A light, clean-lined door suits the mid-century look, and a single fixed panel can open up a small bath without the swing clearance of a full door. We check what is behind the tile before choosing hinges.
Palo Alto's water
City of Palo Alto Utilities runs the city's own water system, and its main source is Sierra Nevada snowmelt held in Hetch Hetchy Reservoir. The city's 2025 water quality report lists hardness from 8.1 to 112 ppm with an average of 62 ppm. That is milder than the groundwater some towns to the south deal with, but it still leaves spots on clear glass if the door is left to air-dry. A protective coating is a reasonable add, not a necessity.
Permits: what the city exempts and what it does not
Palo Alto's list of work exempt from permit includes tiling and similar finish work, but it also says that if concealed drain, water or vent pipes are defective and must be replaced, a permit is required. It warns that unpermitted work may carry an additional penalty equal to the permit fee. A door replacement that leaves pipes and walls alone is usually a small job; one that opens walls is not. We describe the exact scope in writing so you can confirm with the Building Inspection Division if needed.
Sliding glass for family baths
In a hall bath used by children or guests, a bypass slider on a tub is still the most practical choice. Modern sliders use heavier tempered glass and better rollers than the aluminum units many older homes still have.

Palo Alto Homes and Water
- Two housing eras. Homes north of Oregon Expressway were mostly built in the first four decades of the 20th century, some in the 1890s; many south of it were built in the 20 years after World War II.
- Almost 3,000 Eichlers. Joseph Eichler built almost 3,000 homes in Palo Alto, one of the largest concentrations of his mid-century modern houses.
- Professorville historic district. Professorville, a registered national historic district bounded by Kingsley, Lincoln and Addison avenues, includes many residences from the 1890s.
- Hetch Hetchy water, moderate hardness. City of Palo Alto Utilities' 2025 report lists hardness of 8.1 to 112 ppm with an average of 62 ppm, from a supply that starts as Sierra Nevada snowmelt.
- Penalty for unpermitted work. The city's work-exempt list says replacing defective concealed pipes needs a permit, and unpermitted work may draw a penalty equal to the permit fee.

Palo Alto Questions
Can frameless glass go into an Eichler bathroom?
It can, but we check the wall framing first. Frameless hinges carry the full weight of the door, and some Eichler walls lack solid blocking where the hinges need to land. If they do, a semi-frameless door or a fixed panel may be the better match.
My house is in Professorville. Do I need special approval for a shower door?
Shower glass is interior work, so historic review is unlikely to apply to the door itself. If your remodel changes windows or exterior features, talk to the city's planning staff first.
Is Palo Alto water hard?
Moderately. The city's 2025 report averages 62 ppm. You will still see spots if water dries on the glass, so a squeegee and an optional coating help.
What happens if I skip a permit on a bathroom job that needs one?
Palo Alto's guidance says unpermitted work may be charged an extra penalty equal to the permit fee. It is cheaper to confirm the scope first.
